PROJECT LOCATION
LAND USE REDESIGNATION
QuantumPlace has applied for a land use redesignation which would change the current designation from Commercial – Corridor 2 (C-COR2) to a Direct Control (DC) based on Commercial – Corridor 1 (C-COR1).
The change would reflect the pressing nature of housing affordability along one of Calgary’s Main Streets, an area with substantial interest, investment, and opportunity. Additionally, the redesignation would lend itself to the future growth and connection between 17th Ave and surrounding areas, as well as an activation of the immediate streetscape.
Bonusing
The Direct Control district proposes a bonusing scheme that would allow a max FAR of 5.0 without bonusing and up to a max FAR of 9.0 with the provision of public amenity items such as:

Public Art – On Site
Indoor Community Amenity Space
Affordable Housing Units
PROJECT VISION
The proposed conceptual design aims to revitalize the prominent intersection into a vibrant mixed-use hub by providing active ground floor commercial spaces and much-needed residential units above. The concept aligns with MDP goals for transit-oriented development (TOD) and the principles outlined in local area planning. Extending the liveliness of 17th Ave, the project supports a denser, more compact urban form that encourages walking, cycling, and public transit use.
Architectural adjustments, including setbacks and a slimmer residential tower, have been incorporated into the design concept to minimize the shadowing impacts on surrounding urban environments and to remain sensitive to the surrounding context.
CONNECTIVITY AND MOBILITY
The site is located along Calgary’s 17th Avenue Main Street, within 400 meters of the Victoria Park/Stampede LRT station and numerous bus stops, as shown on the map. This makes it an ideal location for Transit-Oriented Development.
