LAND USE APPLICATION

QuantumPlace has been engaged to apply to change the land use district (zoning) for the property. The purpose of the land use redesignation is to change the current designation from a Residential-Contextual One Dwelling (R-C1) to a Residential-Contextual One/Two Dwelling (R-C2).

This change in land use district will respond to a need for contextual sensitivity in the community. R-C1 and R-C2 have the same lot coverage and setbacks and produce the same massing and ensure a consistent built form. Therefore, the existing built form of low-density grade-oriented housing prevalent in Hounsfield Heights/Briar Hill would be maintained.

PROJECT LOCATION

The project site is located in the neighborhood of Hounsfield Heights / Briar Hill and is situated among low-density residential development, all designated as R-C1. It is within 250 meters of Crowchild Trail NW, which is part of Calgary’s Primary Transit Network. The site is northwest of Grasshopper Hill Park and is near a variety of restaurants, retail, and other commercial uses.
