PROJECT LOCATION

The site is located at 122-126 10 Street NW on 10 Street NW. 
It is surrounded by a variety of commercial food shops, cafes, restaurants and other services.

LAND USE APPLICATION

QuantumPlace has been engaged to apply to change the land use district (zoning) for the property. The purpose of the land use redesignation is to change the current designation from Commercial-Corridor 1 District (C-COR1) to Mixed Use-Active Frontage District (MU-2h40f7.0).

This change in the land use district will respond to a need for housing and commercial space in an in-demand neighbourhood. It will revitalize 
a currently unused commercial space (in what was previously the Oak Tree Tavern) and provide the opportunity for a more active streetscape on a key street in Kensington.

The existing Hillhurst/Sunnyside ARP encourages Urban Mixed-Use at this location along 10 Street NW. Urban Mixed-Use specifies higher density, improvements in the public realm (particularly the sidewalk environment) and maintaining of the existing neighbourhood character. In concurrence with the ARP’s emphasis on creating a pleasurable pedestrian experience in streetscapes, this Land Use Redesignation at 122-126 10 Street NW would provide the opportunity to support streetscape elements such as landscaping, street furniture, lighting and signage.

CONNECTIVITY AND MOBILITY

A strong network of public transportation exists in close proximity to the site. The site is part of Transit Oriented Development (TOD) area as it is within 600 m of the Red Line LRT, Sunnyside Station Stop, and bus routes #1, 4, 5 and 104.

The site is also connected to Calgary’s broader 
bike & pedestrian network including the 10 Street N bike lane, the Bow River pathway, and is connected to downtown though the Peace Bridge and Louise Bridge. The TOD Policy Guidelines encourage density intensification around transit stations 
by proposing transit supportive land uses.
