We are submitting an application for a Land Use Redesignation and we would love your feedback.

PROJECT LOCATION

The site is located within the Windsor Park community and is designated M-C2 which can  accommodate up to a 5 storey apartment building.The site is bordered by a church to the west and low-density residential development to the north, east and south. The site is located in a strategic location close to Elbow Drive, which is a major roadway and within walking distance of local  shops, services, and amenities.

LAND USE REDESIGNATION

QuantumPlace has been engaged to apply to change the land use district (zoning) for the property. The purpose of the land use redesignation is to change the current designation from Multi-Residential Contextual Medium Profile (M-C2 f2.5 h16) to Multi Residential-High Density Low Rise (M-H1) land use district (M-H1 f3.5 h20.0). This change in land use district will enable one additional storey and FAR. This will make the development economically viable and allow it to progress.

The proposed redevelopment is envisioned to accommodate a six storey (20 m high) midrise building and up to 3.5 FAR (Floor Area Ratio). The proposed development will provide more housing choice and direct growth to a strategic location within walking distance of primary transit.

PROJECT DEVELOPMENT HISTORY

2018

Land Use changed to Multi-Residential Contextual Medium Profile (M-C2)

2023

Development permit DP2022-07624 approved. However, development  does not progress due to the significant costs associated with storm water upgrades not anticipated at the beginning of the project

2025

Need to apply for a new land use to facilitate the development

DEVELOPMENT PERMIT SUBMISSION

A concurrent development permit will be submitted within 2 months of the Land Use application submission.

The project is envisioned to accommodate:

  • About 64 residential units
  • Underground parkade
  • About 75 parking stalls
