LOCATION
The site is situated east of the Manchester Industrial area and is accessible off Glenmore Trail to the south.
The site is located at 59 Avenue SE off Burbank Road SE, and is surrounded by a variety of commercial and industrial uses, including food markets, industrial suppliers, restaurants and other services.
VISION
The vision for the site is a highly accessible and centrally located indoor soccer dome to be located in the parking lot of the existing Villains facility at 830 59 Avenue SE. The new dome will operate concurrently along with the existing facility. The dome will be a full-sized indoor soccer artificial turf field with a variety of field dimensions.
These will include:
- A 11 vs. 11 field
- Two 9 vs. 9 fields
- Four 7 vs. 7 fields
The various field dimensions will accommodate a range of soccer activities, ranging from youth to adult, and recreational to elite.
Calgary Villains FC is founded on the goal of promoting the game of soccer – and giving everyone the chance to play in a great facility.
In addition to providing a high-quality venue for soccer, the dome will provide space for other sports to be played as well – furthering Villains FC’s focus on community and creating opportunities to collaborate and share.
COMMUNITY BENEFITS
The Villains Dome will play a key role in addressing the increasing demand for indoor field facilities in Calgary. Youth and adult sport programs – specifically soccer – are severely underserved by the lack of indoor field spaces available in Calgary. This land use re-designation will play a key part in adding to the much needed supply of indoor recreation facilities.
The Villains facility will have a significantly positive impact for many portions of the Calgary community:
- Youth soccer players – particularly those playing in the Calgary Minor Soccer Association – of all playing levels between the ages of 4-18 years old.
- A diverse mix of other participants, including adults and seniors, other sports participants – for example, lacrosse, flag football, and ultimate frisbee athletes – and anyone seeking an indoor field space to play in.
- The dome will have the capacity to house multi-faceted healthcare providers – such as physiotherapists and strength and conditioning coaches – to create a holistic recreation location.
- Other groups in the community, such as non-profit community organizations, schools, and companies will also benefit from having this central, accessible, and year-round space.

LAND USE APPLICATION
QuantumPlace and NAK Design Strategies have been engaged by Villains FC to apply to change the land use district (zoning) and apply for a development permit on the property. The proposal seeks to change the land use district from an Industrial – General (I-G) District to an Industrial – Business (I-B) District to enable the subsequent development of an Indoor Recreation Facility.
This land use application and development permit submission accommodating development of the dome are in alignment with relevant municipal policy.
