Quarry Park | Foundations for the Future Charter Academy (FFCA)

HI THERE!

We are proposing a land use change and we would love your feedback.

PROJECT LOCATION

The site is located at 109 Quarry Park Blvd SE within Quarry Park, adjacent to the Remington YMCA. It is part of a Community Activity Centre area identified in the Calgary Municipal Development Plan.

PROJECT VISION

The existing building will be retrofitted to accommodate a future charter high school for Foundations for the Future Charter Academy (FFCA). First of its kind in the area, the project addresses an absent community need for high school education.  The school will also help activate nearby businesses and amenities and offer long-term employment opportunities. The land use redesignation aligns with overarching City goals by encouraging activity within an identified Community Activity Centre in the Municipal Development Plan and buffers residential areas from industrial areas to the east.

TRANSPORTATION

A Transportation Impact Assessment (TIA) has been completed for the project. Some details about how transportation will be handled on the site will include:

  • Bus pick up and drop off will be accessed from the NE corner of the site
  • Student pick up and drop off will be on the south side of the building
  • All parking required for staff and students will be provided on site

The TIA concluded that the proposed high school will generally not have a significant effect on traffic in the area as per the TIA.

All parking counts have been based on FFCA parking usage at their school in Montgomery where they charge a nominal fee for student parking stalls. FFCA is also committed to working collaboratively with neighbours moving forward on the potential for shared parking agreements. The high school will have:

  • ~50 underground parking stalls
  • ~110 surface parking stalls (~30 for students)
  • Potentially will have agreements for off-site parking stalls to handle any overflow.

FFCA is committed to managing traffic and operations in a manner that is safe for the students and the community.

LAND USE REDESIGNATION

QuantumPlace is seeking a land use redesignation of the site from Industrial Business (I-B) to a Direct Control (DC) Designation based on the original land use. This would permit the use of a secondary school on the site whilst aligning to the intent of the Local Area Plan to buffer residential areas from heavy industrial.
