PROJECT LOCATION
LAND USE REDESIGNATION
QuantumPlace has applied for a land use redesignation which would change the current designation from Commercial – Corridor 1 (C-COR1 f5h38) to Mixed Use – Active Frontage (MU-2 f9h70)
The proposed redesignation responds to the growing need for diverse housing and mixed-use development along this key Urban Main Street. Transitioning to MU-2 will better leverage the site’s strategic location by supporting transit-oriented growth, enhancing the public realm, and strengthening connections to surrounding neighbourhoods and amenities.
PROJECT VISION
The proposed land use intends to accommodate a mixed-use building with commercial at-grade, automated parkade, and residential above that is up to 70 metres and has a maximum FAR of 9.
The proposed land use aligns with The City of Calgary’s North Hill Communities Local Area Plan (LAP), which calls for a vibrant, mixed-use, and well-connected corridor along 16 Avenue NW. The policy supports heights up to 26 storeys (85 metres) and a denser, more compact urban form that encourages walking, cycling, and use of public transit.

CONNECTIVITY AND MOBILITY
The site is located along a Main Street, within 650 meters of the SAIT / AU Arts / Jubilee LRT station, Max Orange and several other bus routes.
